Water main leak detection in Sun City

On the oldest housing in the Valley, the buried line from the meter to the house is frequently the pipe that fails first.

Sun City's median year of construction is 1973, with 88 percent of housing built before 1980, and water service comes from EPCOR Water Arizona's Sun City water district, whose rates are reviewed and approved by the Arizona Corporation Commission.

Water main leak detection in Sun City usually means separating a corroding service line from a corroding house system, because on pipe of this age both produce the same complaint and only one of them is a trench.

The diagnostic splitTest at the hose bib nearest the meter: poor pressure there too points at the service line rather than at the house

How do you tell a failing service line from failing house pipe?

By testing as close to the meter as you can get. A hose bib on the side of the house nearest the meter is fed by the service line with very little of the interior system in between, so poor pressure and low flow there point at the buried run rather than at anything indoors.

If that bib delivers properly while the taps inside do not, the problem is on the house side and the service line is doing its job. On pipe of this age both can be true at once, which is why the test is worth doing rather than reasoning about.

Why does corrosion affect the whole house at once?

Because the service line is the single route everything else depends on. Galvanized steel corrodes from the inside out and the bore narrows, so flow falls everywhere downstream simultaneously; nothing indoors can deliver more than the buried line is bringing in.

A leak in that same line makes it worse in a way that is easy to misread as more corrosion. The difference is that a leak shows on the meter with everything closed and corrosion alone does not.

Where does EPCOR's responsibility stop?

At the meter. EPCOR Water Arizona's Sun City water district provides the water and looks after the run up to the meter; everything from the meter to the house, and inside it, belongs to the property.

That is also where a consumption history comes from. Monthly usage set against the same months in previous years will normally show when a loss started, which is useful whether the next conversation is about a repair or about the bill.

Is replacing the run better than repairing it?

Sometimes, and the locate is what tells you. A single failure on a line that is otherwise sound is a repair; repeated failures on a corroded galvanized run mean the next one is a matter of time, and replacing the line from the meter to the house becomes the sensible option. We will say which of the two we think you are looking at, and why.

Water main questions we get in Sun City

Pressure is poor at every tap. Service line or house pipe?

Test the hose bib closest to the meter. It is fed almost directly by the buried service line, so if the pressure there is poor too, the problem is upstream of the house; if that bib is fine and the taps inside are not, the trouble is in the interior plumbing.

Does EPCOR fix the line across my garden?

No. EPCOR provides water service through its Sun City water district and is responsible up to the meter; the run from the meter to the house belongs to the property owner. EPCOR is, however, where your consumption history comes from, and that history is useful evidence.

Can the line be replaced without digging the whole garden?

Often the work is confined to the traced route and access points rather than the full length, which is one more reason to trace properly before deciding anything. The locate establishes where the line actually runs, and the repair or replacement plan is built around that.
